A few suggestions - overpay on houses like everyone else (not recommended but it's an option), network with good wholesalers (this will take a lot of time, effort, and disappointment), broaden your target market (one neighborhood is going to extremely limit the properties you're able to offer on), do your own marketing (counting on the MLS is going to be an uphill battle, there's dozens of wholesalers and investors that will jump on any property that comes active on there regardless whether it's a good deal or not).

Being successful is something else entirely, you have to find clients, which is the hard part, maybe your brokerage helps you maybe they don't, but if you go in expecting to make $100k out of the gate be prepared to be disappointed unless you are the luckiest person on earth.
