In most jurisdictions deposits may only be used toward damages and may not be used to cover lost rent.Normally a co signer/parent is more responsible and personally concerned about their credit and reputation.

Typically the best way to get out of a mortgage is two things:1) Lower interest mortgage - Find a co-signer or work with a credit union that may have more flexible terms2) Find a business partner - Your business parter can put in cash to buy you out of the mortgage then you can make an agreement to split the cashflow.If you want to go over your specific situation, feel free to send me a DM.

I’ve read through the entire BiggerPockets beginner’s guide and now feel confident that’s the area I want to get into.I’m currently enrolled in the University of Arkansas-Fayetteville as a rising senior majoring in Electrical Engineering w/ a minor in Spanish (Although I’ll probably finish Dec. 2018 due to a co-op/internship I will be working this fall).
