9 month lease for student housing

Hello all, pretty new to investing. I have yet to do a deal. Just putting this out there: what have been you experiences for 9 month leases for student housing? My idea would be to have them sign for 9 months with a co-signer and have to monthly cover expenses + cash flow for 12 months. Thoughts?
