When I had a fridge go out at one of my higher end properties I gave the tenants the address of a local appliance shop and the name of the salesperson who had 4 to show them around $1200 (this was 2 years ago when that was reasonable, not cheap.).

Hard to see the back left, but it looks like a random counter coming out from the wall-remove those and place along the wall and get the fridge tucked away.Basement definitely lose the drop ceiling.

But if they complain that the floor needs to be refinished or the fridge should have been cleaned better, I remind them they agreed to rent it in the condition they saw it.As for the "inconvenience" of repairs, it was minor and it was at their request.
