Place needs gut reno so it has been painfully slow working through the pre-existing city violations, getting an architect and now trying to find contractors in my budget for the interior.

If its an occupied foreclosure where the bank "knows nothing" and there are "no interior inspections - do not disturb tenants", at least visually inspect the exterior for signs of deferred maintenance and look for signs of occupancy like an empty mailbox @7pm, lights on, car tracks in snow, prior to making your offer.

Insurance was purchased should property damage occur but I have not made the former owners aware of my purchase and there are no records / pictures of the interior of the home.Expecting to have to gut the place anyway.Seeking someone to speak from experience.
