The 50% rule a good smell test, but the age of the properties, the differed maintenance, the utility break down, rent amount, etc will all change the percentage of expenses on income. 

The house SMELLS HORRIBLE!

During my cancer battle I have met many warriors and their caregivers and for some, medical costs have taken high tolls om them in various ways.

We battled a hoarding and bed bug situation on the second floor this summer, and while you never know what to expect with tenants that seems to go double for those in the Section 8 program for some reason…Regardless we love this property and feel it will be a huge chip in our portfolio for years to come!

The bank may welcome that to avoid this long legal battle. 

You have to keep on battling, keep on being present, and keep on keeping on. 

I was battling with another wholesaler over a package of rental houses in the hood.

I smell some future lawsuits brewing.Anyway, this is an FYI for the DFW area.
