Like others said 70% rule is just a guideline which help you weed out unrealistic deals quickly, if you look at so many deals per day this help you save time on deal analysis and let you do other stuffs.

That is, they agree with the seller that a house will sell at an unrealistic price because, well, they can do a better job of marketing than the realtor who insisted on a realistic price.

Kerry Baird that is true, but not sure the benefits make their way to all parts of Titusville... what's available in Cocoa Beach, Cape, and Sat Beach tends to be unrealistically overpriced.

They clearly had unrealistic expectations.They seem so nit picky, that if you sued them for the lease term rent they would probably find a reason to file a countersuit against you.

I have finally let my family know of my intentions and their initial reaction was to put me down and say that my goal was unrealistic for someone as young as I am and that rental properties are so much work that I will not be able to handle it.

This is like a forced savings where these funds will accumulate until you need to make a Capital Expenditure (roofing, replace hvac, road work, etc).Getting private money lenders at 4% for 6 years is very unrealistic.
