Begin your 'pre qualification' process for the acquisition now (most commercial lenders won't issue a PreQual but rather a LOI) In general, Commercial transactions can take longer due to extended due diligence, appraisal, environmental reports and financing (60+ days) so you'll want to initiate your search during the marketing of the down leg as it can cause a tighter timeline than a residential transaction.

These loans that include future rehab will come in different flavors from current 7's to 12%'s in rates with different speeds to close, ease of access to the funds, different pricing and requirements to qualify.Typically the more Full Doc or tougher the qualifications are (like debt to income or DTI req's) the lower your rate/pricing so its a trade off.

In ca there is the balcony and stairwell inspection (sb721) that is to be completed by year end (I have not done mine and have asked 3 architects and 1 GC if they have necessary certifications to do it and none of them had the state required qualifications - but I have not tried that hard, I contacted existing contacts).

I also find it very odd to list your qualifications on financial literacy then follow it with very (in my opinion) poor real estate financial modeling.
