My failures are my own are my best (and most expensive) lessons. 

(Both toilet supply line failures if that’s worth anything.)I went with their remediation company (Service-pro) and their contractors for a few reasons. 1)They started everything the day of the leak/flooding. 2) They guaranteed everything, out of pocket costs, timeline, quality of work, a year to find any defects, etc etc  3) it was quick, painless, worry free.

I am very passionate about time and financial freedom so that I can be the husband and father that my wife and children deserve.I will admit, the idea of actually starting is pretty frightening, but the thought of never starting due to the fear of failure is even worse.

I think the reason for my failures so far is lack of direction and leadership in the field.

Try it, failure is not an option. 

Although I don't think they're going to be waterboarding anyone for the information, failure to disclose ownership probably comes with some severe penalties.

I believe the city council or something needs to be involved, it’s an involved process, I would assume it’s a single family & go off that, the fact that it’s been illegally converted to a multi family is not a factor in the success or failure of trying to get it zoned as a multi.

And back to start, to be the best at what one does, takes a commitment to not 9-5 but living it, exercising, train train train, and being a leader. leaders are teachers who motivate and own others failures. 

That's what everyone was doing 20 years ago and it resulted in a housing collapse.If you borrow 100%, you are over-leveraged and at risk of failure.
