@Michael Lambert I am in the Jacksonville area, I live in Orange Park, which is just outside. 

One of the main reasons Chicago has a leg up is the number of jobs opportunities.

The only problem with that plan is that I'm located in Orange County and I'd imagine most properties out here are well outside my affordability. 

Working in construction can give you a leg up here- you can probably eyeball  a fixer upper and get some numbers going mentally to calculate the scale of project you are taking on. 3.

If you want access to the MLS and want to do all of the leg work, then you should become an agent. 

But you'll have to do some leg work for the rent.

Orange Park has had next to no new supply since the 80s/90s because of barriers to entry in the physical barriers around the submarket as well as the low allowable density for new construction.

A mold specialist will cost you and arm and a leg and likely recommend unnecessary repairs.

Currently we are renting in a city of Orange Co California, where the rent and property prices are higher, however we need to live here due to staying within the school district for my son for at least the next 4 years.Recently we sold some property overseas and have approximately USD $400K in cash.
