There are certain people, like Grant Cardone, that can talk non-stop and it actually benefits them in negotiating because they can basically sell ice cubes to an Eskimo.

I am 99% sure you don't have that tool anymore (if you ever did) so use an ice pick. 

Basically, if its a good deal already then its just icing on the cake to be in the zone.

I will use existing rental income and income from my other business (ice cream shops) to fund the repairs needed.

It sounds like an easy choice - if you don't like the numbers, the realtor and the basement flooding is simply icing on the cake I'd find another realtor who has good reviews/was recommended to you and explain the situation to him/her. 

Then comes the saying, appreciation is icing on the cake and should not be counted on and I will say definitely, in some areas of the country. 

Thanks for the info. in maine we have added risk and weight of snow and ice. risky add more weight to aging roof. ive done both. but prefer rentals get metal roofs so no build up no replacement for 30-50 years. btw 1 inch ice equals 12 inch fresh snow.  

The driveway is probably a 16% grade and faces north, and it definitely ices over and stays frozen if it's not cleared right away.
