How have RE investors previously solved the problems that ensue after natural disasters such as these?

Perspectives and risk tolerance change dramatically as the Advil Age ensues :)By active to passive I mean a very natural and deliberate shift from owning properties and running a real estate investing business model that is very hands on and active in management and activity. 

When the kids had health problems (my brother broke his arm, my sister had a severe allergic reaction), he failed to pay the ensuing medical bills. 

I have seen issues where the insurance money did not go toward repairs and prosecutions ensued.

If our financial markets imploded chaos would ensue and out society would melt down.

Naturally their house is always superior so he prices theirs 25k over the highest comp. a bidding war ensues and they end up selling for 100k over their initial target price.

I fear backlash may ensue because they could argue “we do meet the 3x rule as you had stated.”

However if you defer rent increases that are greater than the ensuing vacancy it may provoke, you're conditioning your tenant to expect their rent will always stay the same.  

So plan B ensues... we had to pivot and focus on fixing the front unit which we’re working on Air B and B’ing with the city.  

And have changed their minds regarding this with the full realization they may be missing out on a large part of the rental applicants out there.I could tell you one horror story I had with a tenant and his pet business but nausea might ensue reading this.
