From what I've seen there is no abuse (outside laundering) going on.

If someone starts to abuse it, we shut them down.

Have been denied by Chubb, Arbella, Guard, Hanover, Hartford, Quincy Mutual, and Utica.

You may decide to deny them based on this but I'd also take into consideration their rental history and credit rating as well.

I could see some abuse by those guests that are looking for free stays.Also, most of the "critical info" like service animals and accessibility should be in your listing.

Many tenants abuse free utilities and stick their landlords with the amounts that exceed what S8 pays.

(Trying to skimp on coverage by not telling them you're Airbnb-ing the place will defeat the purpose of insurance if they deny a claim because you weren't truthful.)There are specific STR insurance carriers like Proper Insurance, but most major carriers offer a rider for vacation rental or short-term rental insurance as well. 

My question is - if nothing comes up on a background check, but I find court records that tell me something different, can I use those as a reason to deny?
