For underage drinking not that I know of but for parties  in student rentals the town will crack down on you if you have noise violations etc.

As noted above, I would stay away from HOA communities, they would be the ones to crack down on your house hack much more rigorously than the county.

@Dan Lewis as others have said, check the city restrictions and HOA restrictions for your options. 80% of short-term rentals in Austin are illegal, so you wouldn't be alone, but the city is starting to ramp up efforts to crack down on owners and contractors who work with illegal short-term owners.

It isn't really practical to cool the entire house to 60 degrees every night, so a window unit may be an extremely practical solution.In any event, it looks like your lease gives you a clear option to make then quit and cure or evict, so if that's your preference, go ahead and crack down on them.

My issue is with the lack of knowledge some in the business have and how it is causing regulators to crack down because of poor execution of contracts and how sellers are effected.
