Please understand, we dont push a maintenance call to the back burner, we just prefer to do things in advance to prevent issues.

For stove burners, induction burners dont stay hot and shut off if there is no pot but they are pricey.

Self cleaning and smooth top are easier to clean but the electric coil burners don't break as easy. 

Mojo sells, and Phone Burner are probably the two most popular autodialers out there for independent investors.  

Get the stainless range, take the decent Frigidaire range out, and move it to unit in another building where the range is a non-sealed burner, pilot lit POS I picked up for $50 12 years ago with a bunch of used appliances.

They were purchased when the market was bad with the intent of transitioning out of concrete and into real estate investing full time but the demand for foundations grew immensly overnight and my dream went to the back burner.

A suburban strip mall that provides needed local services (e.g. dry cleaner, nail salon, variety store, coffee shop) is going to be much more stable then a declining neighborhood which can only attract payday loan & burner phone stores (how many of these do you need per block!).
