If you don't know how to do this properly it can be detrimental. 

Overall, for every type of property....I would say that keeping up with proper maintenance is what most people neglect.

We network with other fix & flippers teaching them how to properly structure a seller financed note so that it has value on the secondary market, we then buy a partial from them to take out most, if not all, of their cost basis so they can recapitalize and go do another deal. 

Having the books properly set up for the first time ever will help me get all the deductions I’m entitled to.

So, questions: (1) How do I properly introduce myself role when calling a seller and cash buyers?  

But we can only assume since you stated this does not have to be disclosed because the work has been repaired, that you have confirmed the reapirs were done properly and in acccordance with any and all codes. 

If there are newer multifamily properties near you (or properly renovated), definitely something to consider!
