Get a bunch of people to tour the property together.

I fly back to take a tour of his market meet his wife as well on my dime..

For travel, could you find a local PM that will go to the property for you and do a tour? 

Zillow trying to do their own thing now have their own "Non exclusive touring agreement" being a workaround that again IMO doesn't do much for a buyers agent. 

I've seen local tech jobs and wages grow a lot in recent years especially with the latest on Tech Ridge which I understand is going to have a large impact on higher paying jobs local to St George overall bringing in companies to HQ here.The prices here are too high for me to pursue being new to investing, but with the continued explosive growth such as Tech Ridge, Black Desert Resort nearing completing for the upcoming PGA tour, and so on it seems like a hot market that would pay off for investors with that kind of capital.

I was nearly scammed by a seller in the US who I met in person, met his "associates", toured the property with and everything, but my tip off to do more research was that he was against using a third party to hold funds in escrow even when I said I would personally pay all associated fees and noted that it would not delay closing at all. 

At this point we only hear back from maybe 20% of people.If they meet our qualification standard (no verification yet unless they've applied through Zillow) we schedule a tour.

Tour the property, show them the property, explain to them that the minimum requires are verfied with a background check and income verification that they pay for.
