Like all things, becoming a licensed Agent has its pros and cons.

However licensed PA Real Estate Agent (12 Years) perhaps I can provide a little insight?

I am currently an investment real estate agent in the Middle Tennessee area, especially around Nashville!

What I do think and this is just my 2 cent opinion is I do not think we will see steep drops, I think we will see some softening in areas over the next few years where we do not get appreciation - which with inflation still going strong will essentially lead to pricing staying the same / lowering slightly between now and 2027ish which with cost of dollar not going as far will be essentially the same as salaries etc. catching up to home prices.Hope that makes sense. 

👊on being an agent wholesaling in TX, I don't know the specifics of the law in TX, but I know lots of agent investors in TX serving their sellers well who do lots of wholesaling.

@Emma Hustis, I suspect most brokerages will not allow their agents to wholesale because there is too much risk of being sued with virtually no upside.

I am looking for RE agents that work with and support OOS investor's needs and contractors as well.

@Ken M. rents are softening in the places that have had a lot of new units come on line.
