Just be sure to clarify that she isn’t a leaseholder but is authorized to reside in the unit.If you’re concerned about liability or want more peace of mind, you could ask the primary applicant for additional security, such as a higher deposit, depending on what’s allowed under Colorado law.

Purchase price: $4,100,000 Cash invested: $2,000,000 79 unit value add apartment complex with roughly 800k in cap ex completed What made you interested in investing in this type of deal?

Deal stats are below. - My wife and I are 33 living in SF with $250k in cash & $250k in other equities. - $6k/ month is our freedom number from a W2- Buy & Hold MFH is our plan (turnkey with PM in place)- This quad was built in 2024 and we're able to secure a 3.75% 10 year rateHow's this deal looking or would it make more sense to go another route?

@Andrew KatzIn this situation, you can either (a) continue dealing with the pain of having your tenants that pay late and violate your lease terms or (b) deal with the pain of turnover but the prospect of getting better tenants. 

Plus at night, many business areas are dead quiet so it's very peaceful.  

What made you interested in investing in this type of deal?

The best thing this community can do is encourage your son to run far away from a subject to deal.

I prefer peace of mind and a smooth workflow.

If raising all cash would be my primary method for funding these apartment deals, what would be your guys contingency in order from most preferred to least preferred.
