Repeat this strategy every couple years.If you really don't want to buy a primary residence and instead you want to buy an investment property then I would recommend a new build in Casa Grande for under $300k, this will require a 25% down payment and buying the rate down a little to break even on cash flow, but will be a very easy first rental property as it will be brand new and will not require any cap ex for many years and by the time it does require cap ex you will have raised the rent and gained enough equity to do a cash out refinance.

Buying a primary residence requires the lowest down payment and will get you the lowest available interest rate.If you don’t want to move again then your next best option might be to buy a new or almost new single family home in a fringe area like casa grande for $300k.

@Ashni Modi I really like new construction SFH in Casa Grande, you can find properties that make great rentals from $300-400k, they have a 7% rent to price ratio with zero maintenance repairs or cap ex.

@Ana Vhan as others have pointed out there are lots of good areas to invest here in the valley; but what I have found is that the highest rent for the lowest investment is single family homes in Casa Grande.
