If you empty the bank for a down payment and still burn cash while you’re cupboards are bare.  

Take your time, don't let the tenants hurry you and open the fridge, all of the cupboards, be very thorough.

Is remodeling allowed--replacing carpet with tile, new cupboards, ceiling repair, updating a bath, for instance?

He did open the cabinet under the sink and took a look, and went on--didn't open other cupboards I don't recall.

The lower shelf in a kitchen cupboard is badly warped--sunk in.

I'd put in a nicer kitchen with drawers, rather than shelves for the lower cupboards, and probably install in-floor solar hot water heat and hot water system, and have tile installed.It's a small 3/2 1100 sq'.

If you leave your cupboard doors open while it's so cold, it will keep the pipes warmer.
