Things to inspect

I'm doing a walkthrough inspection of my rental property this week. My property manager and the Tenant will be there, as will be his 3 kids.

What kinds of things should I be looking for during this kind of inspection?

They've lived there for about 3 years and I have never done one with a tenant in it.

I really didn't expect the distraction of the tenant and kids, and it may cause me a problem. Which sounds ominous, but really isn't. I get distracted easily, and would really prefer that they not be there.
Is there any way to eliminate them from this event?
He has the notice of inspection already.
