Builders in my area have told me that's generally what you can swing.

Most CFO clients that I work with that are new construction/home builders usually target a 20%-25% gross margin as they usually have to deliver high teen returns to their investors.Great question. 

I don' know any builders in our market that can build less than $180 per square foot. do you have any exampless of what you want to build I could let you know. don't build an ADU the size is too small you'll never get the value out of it.

Builder does not send much.

My current flip was bought from a wholesaler in a partnership with a builder friend of ours who has his own salaried framers, roofers, plumbers and electricians.  

The builders that were building rentals are most assuredly going to switch over to rebuilding the higher profit multi-million dollar homes.

Some have really good builder incentives right now.

Knoxville isn't a luxury market. widen the gap and do new construction. find infill plots of land in better locations and have more control. work closely with a builder who Is working with investors. we have flippers who did hundreds of flips then they graduate to new builds and say it's much easier. if you have the balance sheet you'll be fine. budget 20%. new construction commands a 20% premium and is much easier to duplicate Over and over and much less risk. 

It justifies the property selling for greater than just market appreciationI do owner builder rehabs but sometimes use contractors for large work scope or scope beyond expertise.  

The home was on the market for over 200 days, the builder offered 15,000 discount.
