Our biggest delta was 10% over quotes/estimates for a 'traditional' rehab w/o any efficiency improvements - but this was a 120 yr-old ballon-framed house that registered 12 AEH prior to retrofit (~4 AEH post retrofit ... which is still huge compared to modern passive hause, but we were warned not to make these old houses too tight as they tend to develop mould and air-quality issues).Since our properties are all buy-and-hold (at this point), the operational benefits of an extra 10% cost to a deep retrofit/renovation are easily paid back in <3yrs.

Was their a podcast about them?  They are not a bank, but do cash out re fi 's for a piece of the equity in your home.  Has anyone around BP tried this or familar with their model?Thanks

For unsolicited input on a location, I'm a big fan of Come Back Inn/Essen Haus as they have tons of parking (free), better pricing than the square, and is generally dead during the week thus has plenty of space/tables.

(I'm with Haus Lending and this is our bread and butter in what we lend, and it's industry standard today for most lenders to require atleast 680 credit on rentals).
