That, along with the higher-ranked school system is probably why the deals are so thin, my guess.Like as was mentioned, to get more cash flow, will probably need to be in the Arlingtons, Fort Worths, Irving-like areas to get bang for your buck...of course there are always exceptions, you might find a gem somewhere in Allen because of divorce, estate, moving, etc.

We'd hate to have seen this little gem fall into disarray.Bottom line, we're ditching our property management company.

Just completed a really neat Vintage Renovation project that I think was pretty cool and a LOT of work...As with all deals you learn a few things or improve on your processes and this deal was no different!

We just inherited 10 tenants with our Lakewood 12 unit and I'm pretty sure I will be going through this same headache to get a couple gems out.

The trap under the master tub let go (I realize it was likely coincidental, but likely hastened by the heavy chemicals), the water then ran down 2 stories into the basement, taking out 2 "vintage" plaster ceilings, basement carpet, etc.  

Loads of garbage, some gems, and a good way to start.
