Information Pamphlets

Recently me and a few colleagues were discussing creating pamphlets that would inform the general public about the opportunities of earning cash through real estate (bird dogs) and fill the pamphlet with information about what to look for in a home or property and how to forward them to us for a cash fee if we close a deal with that property referral. Just curious of who on these forums has attempted that and what the success rate with it was, also what kind of information did you put into your pamphlets.  Thanks all!
