Any recommendations for a good area to consider in the Tri-State or eastern PA region?

I have the ring camera with solar panels and a ring hardwired floodlight camera.I have ring cameras at 3 different properties in 2 different states.

I heard about setting up a LLC out of a state that has lower taxes than using your home state which may potentially has higher taxes.

When I was closing on my first out of state property, I verified what the agent said to what the lender/PM said about the location of the house and asked them questions about the area in general and what parts of the city to avoid.

We are looking to invest out of state, looking into Alabama,  with LTR and/or STR.
