Just wanted to post a quick update: we found a company called VIP who we are going to use.

Rents have gone up and have helped alot. 1 from a whole saler. 2 from a contact i know. 1 from city program. 1 from driving for dollars.

That program is set up for primary homes but only 5% down and you can rent out the other units.

This criteria is for 1-4 and 5-8 unit programs.

I purchased the program based on the assumption that the skip tracing would be an integral part of the program.

Therefore, finding a lender familiar with both Homestyle loans and Community Second programs in your area is key, as acceptance of Community Second financing with a Homestyle loan depends on the lender's policies.

I have several Section 8 tenants and overall have had a good experience with the program. 

I've been in several REI programs and looking to see what folks do outside of these programs if you get my drift.
