-Use yellow printer paper-Setup the page background with light blue lines to imitate  a yellow notepad (optional)-Use mail merge with your excel file of contacts to insert the prospects name at the top, and for the info you’ll print on the envelopes-Find and download a “handwritten” font to use in your document, or the option I’ve used is go to a site like YourFonts.com and turn your own handwriting into a font 👍🏻-Setup the printing size in Word for the envelopes you haveIf you’re going for the traditional yellow letter you’ll also want to have your font color as red.

As you read through all the posts and try to categorize the individual responses, it is an interesting commentary on the changing mindset and business ethics of a particular generation.GENERALLY, you've got your 18 to probably about 35-40 group who have been taught by "real estate gurus" that tactics such as falsifying POF letters; lying to Sellers about their true intent; using inspection weasel clauses as a time period to find a buyer, with no intention in hiring an Inspector or engaging in a normal inspection; inserting/hiding clauses that require the end buyer to pay both sets of closing costs on a double closing;  inserting/hiding non-refundable deposit language so that if both Buyer & Seller catch on to the farce, they'll get paid for their "work"; and if too poor to close (remember, they've been taught they need Zero in order to get rich quick) should they not find an end buyer, leave the Seller at the altar.
