I have $25,000 to put towards this, and I'm in southwest Ohio where distressed 3/2s are often well under 100k.

My main focus is on my investor clients here in the Chicago southwest suburbs, and I have found that most broker owners don't know much about investing.

I've heard of pockets in South/Southwest Philadelphia as well.

Are there any folks investing in South West Philly?

Another good neighborhood I'd recommend you take a look at is Mountain's Edge in south west of Vegas.  

After chasing what seemed like a hundred SFHs in a hot market (North Dallas suburbs -- where Toyota and everyone else appears to be moving), we found a small, older office/retail building in southwest Dallas.
