My ultimate goal is to continue to build my REI business and holdings so I no longer have to trade as much time for dollars as I do now and be able to enjoy spending time with my family and doing the things I enjoy most such as travel.

A 6-plex in reasonable condition is worth about $700k-$900k and are trading in the <5% CAP range.

The houses could be sold to people retiring that want to trade down to something smaller and cheaper but still own their own place.

Hmmmm....may offer to trade you a house for that....

I'm more inclined to do "knowledge trading" (my info for yours), but am more than happy to share what I know with anyone, provided they are genuine, serious, hard working, honest and likely to include me in future deals.

I use E-Trade because their plan allows for loans.

Sure you are going to make mistakes and most likely take 3 times as long doing it, but with time, you will learn the tricks of the trade and get better at it.
