Hey BP fam.I'm pretty new to the Real Estate world, I have an analytics background.

I perform all due diligence, analytics, property mangement, and so forth.

You are accumulating wealth, you have brains, you have analytical skills, you know how to plan, you are disciplined, you are ambitious, you are compassionate towards others, you are humble, and you have room to grow!

He's very knowledgeable of VA home loans, investor friendly and his listed credentials are superb.

That basically means banks look at the property without "Josh" being involved, but how sustainable is "5 unit Brick"-Assuming "Income Generated" = Gross Rent, this looks good-Insurance looks a little high, usually closer to .5% of PP-Property Taxes, Repairs, CapEx, Vacancy, Management, Lawn Care, all seem acceptable-You'll want a Reserves Fund (3-4% of PP) as an emergency accountIf you're a more analytical numbers person, your math process is perfect.

I have not yet participated yet in a deal passively and that is something that I plan on doing in the next couple months but ultimately I'd like to be a sponsor/operator myself along with a more analytical partner as I am the type that hates sitting down and diving into every single little line item expense. 

I've recently starting working with a handful of real estate investors and syndicators to provide some analytical support while they underwrite new investments.
