I would say completely misleading the public might be a little harsh.

Where did it state in writing/your contract that she was to do xyz and you have documentation that she didn't.From the sounds of it and as harsh as it is to here it sounds like you let personal relationship override a business relationship.

There are some rough areas crime wise, and there is an area that you'll want to avoid affected by the "Collesium Plume" chemical spill area. 

The latest podcast had an in-depth discussion about the pros and cons about those houses (@Ben Leybovich was particularly harsh on them), but those they were talking about were renting for more like $500 a month, not $1000.I was also considering using my money as a down payment and getting a "better" property, but I will be unable to get a conventional mortgage since I've only been self-employed for 8 months (and I need 2 years), and I'm not sure I'm comfortable getting too creative with my financing at this point starting out, especially when I'm looking at a 10% ROI on a turnkey property.

“Plummet” is such a harsh word.

You can do some warranty foundation repair that will generally require multiple warranty calls over the next several years to keep shimming the remedial piers, or you will need to do chemical injection which is also not guaranteed to work the first time no matter what the contractor tells you.
