I wouldn't recommend doing an OOS rehab for a first time investor unless you have a trusted team in place: realtor, contractor, inspector, property manager, painter, roofing company (if a new roof or repairs are needed).

If he's getting a second job with me, it's because his prices and work were good on the first job, and as long as they continue to be good, they'll continue to get work.In fact, I have a painter who hasn't given me more than a couple bids in over 2 years.

And account for it in the buy.Selling quickly with proper marketing is just as valuable as the carpenter, electricians, plumbers, painters you hire....even more so because Realtors only get paid for closed results.

I'm looking for a good exterior painter that is quick, inexpensive, and does a good job.
