The flipping back and forth of the deed just doesn't make sense to this layman how it doesn't constitute using the LLC as your alter-ego.Furthermore, property insurance and possibly umbrella insurance are necessary even if you have a LLC. 

I’m so furious.I have a paragraph about alterations in the lease agreement and they are to get written permission first.

Translation: It will be your problem after we close.I also asked if they had written lease agreements with these "long term tenants".

You can't create value, you have to take your traits and figure out how they will translate into value for someone else.

Read up on IRR and be familiar with it - it will give you insights into other factors that can, depending on your criteria and circumstances, drastically alter how you underwrite and approach real estate deals. 

I studied finance at a business school in Indiana and there may be some skills that translate over but the degree itself did not help me. 

If you want them to alter it I am sure they would do it at a small fee considering you are giving them the closing business. 

COVID 19 has currently altered landlords rights a tad.

It is my understanding that the big “enterprise” lenders have a moratorium on foreclosures and there is no new legislation affecting me or altering my rights to foreclose.
