Replaced 4' sheetrock, all trim and doors (neighbors doors were ok and some reused lower cabinets...pulled them and repainted), lower electrical outlets.

Summary of the bigger items:1) 2900 for completely repainting the interior.

If they haven't had a dog, knowing they might have to repaint doors and pay for new carpets might make them not want a dog.

As long as it is in good shape you can repaint and call it a day.

I guess you could repaint the whole thing, but if so then there go your cost savings on paint.

Yes, it might seem high, but a "bad tenant" might put holes in the walls, abuse the carpet, etc. so you're talking about new flooring and a full repaint.  

If so you will want to have that repainted by a contractor and bill to the tenant as well before you give notice to not renew their lease.
