There are also great analytics available for web based advertising, specifically Facebook (person specific) and Google. 

It allows you to peak behind the curtain and see lots of great analytics and other fine details.

To assist with understating the rental rates in the area, I purchased an AirBnB analytics report from their AirDNA division.

When done properly sub 50k can be a superb acquisition, however location is alway paramount as it dictates rental rate.
