Good points, however I think that the assumption that people are running out and buying things purely because they meet a rule-of-thumb metric such as 50%/2%/etc may be a little harsh.

Sometimes the advice can be harsh and too direct, but you need to have some thick skin to see past that to what are they really trying to say to "help" you.

I originally thought about charging $100/day for a late fee (I really hate unpunctuality) but my attorney said that any judge would throw it out as too harsh and that Florida law stipulates a max of 10% of the rent, so instead I revised it to “$50/day up to 10% of the monthly rent.”

Like every plant it is easy to kill with chemicals and it can not grow without water. 12k seems very expensive for spray & paint; except if you had to rip our drywall and wet insulation etc..Also, your inspector should have questioned the absence of a floor drain - at least here in Milwaukee every house has one and if you can't find it, you know it's been floored over.

A product called "Nature's Miracle" (you can get at any pet supply store) will break down all chemicals in animal urine but, if it got through the pad and on the sub floor, I would definately replace and not allow pets anymore.Ever smelled a home in the summer with soiled carpets????
