When any repairs or work are done, I take the invoice and classify it in my book keeping software Quick Books, so I can get an idea how much is being spent on each property and the overall performance of each property.

We use our management software, appfolio.  

I use to work as a software engineer for 6 years at an airline before the pandemic forced them to layoff all contractors.

Get a good management software that allows auto messaging.

For these 2 properties you just need Vrbo and Airbnb software and a great cleaner to handle turnovers. 

There are actually a number of PM softwares out there that will allow you to safely take electronic payments from tenants.

Obviously Avery's podcast, book, and blogs on the Short Term Shop website have lots of valuable information and I have followed on researching the various softwares/processes/tools for automating and managing remotely, but would love to get some additional perspective or experiences before I jump in.Thanks so much!
