I know people that do great with $150k homes but also $650k homes each with different strategies but I do believe in the Golden Rule, location x 3. 

Had to put a new roof, HVAC, and finish the basement.

-Doesn't want to use one agent-Thinks agents just use Zillow and open doors-Wants off-market deals under 10% market price despite insulting same agent and wanting to use multiple at the same time-But no rush to buy, no timeline-Also open to multiple types of homes and within a few hour radiusI am sure you won't like my post but I like being honest on here.

I'm wondering if anyone has had experience with a similar situation to mine and or has any advice.I'm looking to buy a triplex as well as a single family home that is on one parcel, so 4 total units.

Combine that with America’s housing shortage, and the solution becomes clear:We need to build more homes that align with what buyers can afford.

The current owner is letting me take over the property as a tenant as long as I pay the water bill and the mortgage payment on it and whenever I decide I can purchase property for the balance of the mortgage  they are in no hurry for me to purchase the home as long as the mortgage is paid. 

Now it appears your cleaners might be cleaning non-STR properties also (home owners).

Definitely focusing on offmarket or even on market multifamily homes (minimum 4 units). started off in real estate development last 2 years but the paydays are brutal building then waiting to sell.So now looking to switch up strategies to purchase cashflowing properties and then get back to ground up construction or even possible fix and flips.
