We're looking at getting another property now, and our estimated ARV's are around $30k lower than what our realtor says comps are going for (and he was the one who overvalued our under-appraised property, so we're hesitant to trust his ARV).

So maybe need to negotiate that price down a bit.Your estimated expenses look good, and with that, it does not cashflow so I would be hesitant to pursue. 

I would be hesitant to fire a professional and hand over my assets to a family member with no experience.

Sometimes we find a buyer that just takes it w the tenants but MOST won't deal with it and they are hesitant to make an offer.
