Unless the quantity and quality of jobs are increasing, the location will decline.Population - The location will decline unless the state and metro population increase.Operating cost - Every dollar you spend on overhead is a dollar lost.

If your tenant sent you several letters asking to fix the front porch steps which were in need of repair and you failed to do so, then they fell and got hurt, YOU personally are now also responsible in addition to the LLC due to your negligence.As far as number of properties per entity, the quantity of properties should have NO bearing on your decision, but only the amount of "equity" in the LLC.

That way you know what you are starting out with, rather than an unknown quantity and having to troubleshoot a wiring or plumbing problem in an old building with a tenant in place.

@Craig Moore you are on the right track with the quantity you are looking to mail. 1,000 is a good start, though if the budget allows 2,000 would be even better.
