I had a few question in regards   To creating a effective  mailing list.

1. Should I focus on consistency or amount per mailing campaign?

2. Is 500 a decent amount?

3. The best leads to mail too?

4. How often to mail?

5. The most affordable website/company to do a mailing campaign with?

1. You should reach out to the same list as much as 7 times. Most people do not respond to the first mailer. You will maximize you returns on your list this way.

2. Because the return is so low, I would recommend closer to 2000-3000 to start off.

3. It depends on what you are looking for. I have built lists myself and purchased them. The lists that I have targeted are:

  • Recent evictions in target areas
  • Homes with fines from the city
  • Public listings for sale that are dated over 180 days
  • Non-owner occupied

4. I recommend once per month. I have seen some structures like Day 1, Day 14, Day 30, Day 45, Day 60, Day 90, Day 120.

5. It's never cheap, but I have used Rocket Print and Mail.
