If you don't like how the tenant is conducting themselves, you issue a 30-day notice of termination (check your local laws) and you can both part ways relatively painlessly.I'm partial to law-abiding gun owners, but I would definitely be less than thrilled that an accident of this nature occurring in one of my properties.

First I'd like to say how incredible of a site this is, it is a dream and nothing has made more sense to me in my life.Shout out to Brandon for all the awesome series, and all the podcasts, I am thrilled to be apart of this community.Okay so my story is I recently attended a Than Merrill 2 hr RE class and I truthfully signed up to continue on to a 3 day workshop, when looking into the credibility, a Bigger Pockets forum came up in the search and I have been hooked on this site ever since & got a refund for the workshop!

@Michael BreedloveSomethIng else you might want to consIder instead of buying your next property why not rent until you have enough equity on your Multi if you really need to move to a bigger place..I see the other responses and yes I do agree if you can stay in your current home as long as possible it probably makes the most financial sense but if the wife wants a bigger home for the family, what’s the old saying happy wife is a happy home I totally understand..I have consider renting myself but when I bring it up to my partner she’s not thrilled about the idea she sees it as a step back I personally don’t..
