Mark,My advise to alway ride two horses.

My office in US is in Stockton, CA area but i have been to many large cities in US.Real estate - Fun ride for me...

They are more expensive but if like us you have made claims due to tenants setting the kitchen on fire, causing a flood and then throw in the crazy tornado/hail storms in Oklahoma you won't be able to get Insurance with standard carriers.

This always inspires me to do something and work out, LOL, my problem is my brain doesn't know I'm older and I have a set pace running or riding.

But we had been taken for a really long ride by the seller.

But, when those properties appreciate in value it's nice to ride that wave by having your own rentals.  

So when as I stated I popped in and out of the event and actually went out on the Bus ride to 'riverside I talked with people on the bus..

I've done tons of reading on the forums and learned a lot so far but i want sone experienced opinions on my current situation financially and what steps you guys or ladies would recommend for someone in my shoes. also if your in las vegas starbucks on me i'd love to meet and maybe even do some ride alongs haha! 

The way it really works, is you find contractors that will work with the 203K loan (which is hard in itself, most GC's do not like the way money is distributed so a lot of contractors just wont work with 203K recipients), the advisers job (at least the one I had) was really to inspect what the contractor is doing to make sure you dont get taken for a ride, and that the money is used well, the also approve the draw checks.
