@Giovanni Isaksen My plumber has mentioned that the pipes are galvanized and probably from the 1940's and so the pipes are a big issue.

We don't want to provide the appliances, so stackable isn't an option.I know it will be an asset to the rental, but I hate taking the space away from the living area.Some info about the property:This is currently by far the worst property on a very nice street, also the smallest, but with the potential to be a little gem.
