It's very possible that even if most of the homes in your immediate area have four bedrooms but with clunky floorplans, a tastefully updated 3/2 might set you apart very positively, and possibly add more value.I had a similar experience where, in the subdivision of boring tract homes, my only for-sale-competition was an EXACT same house but with an added family room with a fireplace.

Even after it has been explained to them, I don’t think they have the experience to fully digest what an investment like that would be like, every day, for the entire time they own it.

Also, in your area, you're buying BELOW replacement cost, so the new tract of homes down the street can't compete with you.Part of your decision probably depends on your other assets, income, debts, and your ability to maybe hang in there if you buy 3 and the market flattens for a few years.Hope that helps,Joffrey

If you don't have one at your office or have one you can borrow it might be a good investment to get yourself one if you plan on selling a lot of tracts of land.Another method of finding property corners is to ask the neighbors where they are.

I am looking at a large tract of land (over 30 acres) and want to know what are the best options on financing out there.My objective in the financing is to keep the payment low so my debt-income to stays low to enable me (or not prevent me) to acquire more SFH/STRs utilizing my remaining FHA loans over the next 24 months.I am a person with outstanding credit and no consumer debt, so the local bank offered me 6% with 30% down on a 20 yr note.
