Opportunity zone investment

One of the property I am evaluating is in the opportunity zone. 

What does opportunity zone investing mean for an individual investor who is buying multi family apartment in designated opportunity zone under an LLC?

The opportunity zones were made deploy your money from the sale of a 1031, and can defer up to 15% over 8 years. Sometimes I think it would better to just deploy all of the 1031 movies into another multi unit for sake that is not in an opportunity zone, you get a larger tax break that way
