David Hill 1031 Exchanged Property to CRUT doable?

THEN, proceed to transfer the new, non-mortgaged properties into the CRUT so that when the trust sells the properties, the entirety of the gains of the $2.1 million is deferred.To avoid dealer status classification, would it be prudent to hold onto the 1031 exchanged property for at least a year before selling it?

This is just to show you some quick numbers and to make you see that you can purchase brand new mobile homes from the dealer with 5 yr warranties for way less then the $150k price you were talking about.

Its is a totally different response if your talking about a 1500ft2 house, or a 3000ft2 house.Assuming your talking about a 2000ft 3/2, I would suggest the following;Cabinets - Now a days, there are some very nice cabinets coming flat backed from Asia available for local cabinet dealers.

The only "holding out" exemption (not mortgage lending) appears to be if your lending your own money, a securities dealer or seller financing, those are still allowed per Federal Law which supersedes lil Florida.

Of course, if this wasn't a rental and say you were rehabbing/flipping, you would add another 15% for SE tax (due to classification as a real estate dealer).The State of Michigan does not 'require' that you form an LLC in Michigan to do business in Michigan.
