However, my California RE mind sees the prices vs rents and am bewildered by such statements.As of now, these are my desires in properties:a house or townhome built after 2000 - I prefer after 2003 turnkey condition MOST PREFERABLE, but not necessarily a requirement at least a 3+2 neighborhood well kept and not too much crime $50-$100K, short sales are acceptable Close to transportation and/or the fwy Relatively close to downtown and the airport (10-20 min when there is no traffic)Seeking cashflow, appreciation much lesser priorityFor rent of 800, the PP cannot be exceed 60kFor each additional $100 of rent, the max PP can only increase by about $12.5k.If you see immediate issues with these desires, PM me so that we can talk about it offline.

All my clients are investors and most of them are my friends already, but I do value loyalty more than anything.So, yes, I do not work with people who use agents as a free transportation to see tons of houses.

For SFH its squared footage / bedrooms / and area that help command price basically just like apartments.. harder to shop in person for comps so listings on major sites are easy to track by area / map Apartments basically the same way,, but transportation / bus sometimes is a big plus.. and if your in a close nitch with similar size apts I'd recommend go and physically check to see what they are offering,, shop them as I bet they have shopped you..

water and food shortages, public transport etc etc etc....have some compassion and make some temporary concessions on being a strong businessman and landlord.I would basically give them a one time "get out of jail free" card for late payment.... make it perfectly 1000% clear that this is a one time deal due to extreme circumstances...don't try and push it or there will be an eviction started.If they have been a good tenant and have had the respect to give you the "heads up" that they were going to have an issue paying on time, that counts for something with me....I know this is business and when you give an inch, tenants will often continue to push the envelope and take a mile...if they see you are "soft" they will exploit it.....but this is an extraordinary situation that just doesn't fit the rules.......

We have been trying to train a young man to bird dog for our wholesaling business. he is in his early 20s and seems to be very interested in doing this for us. he doesn't have transportation other than a bicycle or friends that can pick him up and he also doesn't have a job or any money.
